Site Work

☐ All site required for house, septic system, well and driveway
☐ Gravel base driveway – up to 85ft. included
☐ Electric service extension – up to 100ft. included
☐ Gas service extension – up to 100ft. included
☐ Water well – up to 100ft. included (well pump, water line to house and Basic Water
Quality test included)
☐ DEC-Approved system as per house plan. Special above-ground septic systems and
lift stations will incur an additional charge
☐ Final grading after construction completed with 2% drainage slope within 10ft. of
building perimeter
☐ Paved driveway – 4ft. paved walkway to garage man door and 5ft. paved walkway
to front porch steps (only included for subdivisions that require paving)
**Buyer to pay for any additional well expenses. This additional expense could include,
but is not limited to: holding tanks, perforation, sand screens, bladders, filters,
softeners, additional well depths and distance.
**Buyer to pay for any additional septic expenses. This additional expense could
include, but is not limited to: sand liners, mound systems, pressurized system,
curtain drains and/or lift stations as required by engineer.
**Well/Septic final location is to be determined by engineer only. Should Buyer request
location input, this should be requested prior to breaking ground and final house
placement of house well or septic system. All requests will be accommodated at the
sole discretion of the engineer and contractor.

Foundation

Exterior

☐ Shingles – 30 Year architectural Malarkey-brand shingles with continuous ridge vent
☐ Alpine white double pane vinyl windows (screens included for opening windows)
☐ 3 sides of home to be T1-11 primed smart siding. Front of home to be lap siding
with gable design included (3 designs to choose from)
☐ Decks to be constructed with Sunwood decking. Trex and other Composite decking
materials are available for an additional charge.
☐ Fully enclosed vented soffits.
☐ Paint – To be selected at Sherwin-Williams or Rodda Paint (Satin Sheen). Exterior
paint to include 4 colors (body, trim, gables, doors) **select colors (i.e. black) may
incur an additional charge (additional colors $300/color)
☐ Garage Doors – R12 Colonial doors from DoorTech. Other styles are available and
may incur an additional charge.
☐ Fiberglass front door and garage man door. Rear door to be 5ft. vinyl sliding door.

Garages

☐ Sheetrocked and finished with mud ready for primer. Paint/Primer will incur an
additional charge
☐ Garage door openers for each overhead door with one remote provided per door.

☐ Texture – standard orange peel style texture (other textures available and may incur
an additional charge)
☐ Corners – bull nose corners (other corners available and may incur an additional
charge)

Insulation

☐ R21 fiberglass batt in exterior walls
☐ R49 in attic
☐ R19 fiberglass batt in crawlspace perimeter
☐ Foam insulation rim board in crawlspace

Interior Paint

☐ Three colors to be include for interior paint – walls, trim/doors and ceiling to be
selected at Sherwin-Williams or Rodda Paint. Walls to be satin, Trim/Doors to be
semi-gloss and Ceilings to be flat.
☐ Each additional color to be an additional $300
☐ Different sheens are available and could incur an additional charge
☐ Some colors (i.e. black) will incur an additional charge

Flooring/Tile/Laminate/Carpet/LVP

☐ Entry way, laundry, bathroom floors, master tub surround and master shower walls
to be tile allowance
☐ Two corners shelves per tiled shower provided (built-in shower niches and shower
seats are available and will incur an additional charge)
☐ Tile larger than 3ft. in length or smaller than 12”x12” will incur an additional charge
☐ Tile grout color must be selected from Mapei sanded grout line only unless prior
approval is given by Builder (typically selected from Lowes
☐ Waterproof laminate or wood laminate may be selected per allowance for living
room, kitchen, dining, office, hallways and bedrooms at no additional charge. Buyer
may select for bathrooms ONLY if material is 100% waterproof. If laminate is
installed on stairs, Buyer will incur an additional charge.
☐ Carpet may be selected for living room, stairs and/or bedrooms per allowance
☐ Builder to provide 8# padding for carpet

Trim

☐ Homes over 1700sq.ft. Living Space – 5” paintable MDF baseboard trim
☐ Homes under 1700sq.ft. + Living Space – 3” paintable MDF baseboard trim
☐ Homes over 1700sq.ft. Door casing – 1”x 4” MDF and Door headers – 1”x 6” MDF
☐ Homes under 1700sq.ft. Door casing & Door headers to be 2.5”
☐ Row shelves built-in closets and painted to match base wall color
☐ Crown molding, custom bookshelves, built-ins and columns may be included for an
additional charge
☐ Fireplace surround – may be MDF or other wood materials killed and dry. Also, may
be up to 12” of stone or tile work around fireplace
☐ Stairs to include oak railing and post with iron balusters

Cabinets & Countertops

☐ All kitchen cabinets and vanities to be purchase from Lowes per allowance
☐ All custom homes to include custom kitchen design with Lowes designer
☐ Granite, Quartz, Marble, Formica or Corian may be selected per allowance
☐ Backsplash on bathroom vanities and kitchen to be 4” high with same material as
countertops
☐ Upgraded tile backsplash is available for additional charge
☐ Waterfall countertops will incur an additional charge

Appliances

☐ Builder will provide allowance for the purchase and installation of stove/cooktop,
microwave/hood and dishwasher
☐ Double-ovens, built-in micro-hoods and range hoods above island may incur an
additional cost
☐ Refrigerators, washers & dryers are not provided by builder

Mirrors, Bathroom Accessories & Door Knobs

☐ One mirror per sink or vanity to be provided per allowance
☐ One towel bar, towel ring, toilet paper holder and bath hook to be provided per
allowance
☐ Doorknobs to be black or nickel
☐ Kitchen knobs, handles or pulls may be purchased and provided by Buyer. Builder
will charge $300 for labor and installation.

Other Items not provided by builder

*There will be a $300 charge for any changes to the plans after they have been signed off.

These “Standard Specifications” are subject to change without notification and
will be suspended by final executed plans. If Buyer(s) elects to add overages to the sales
price throughout the process, an additional 10% will be added to the prices quoted.

This list indicated is standard unless noted otherwise in signed off plans or contract.

These standard features do not apply to multifamily and commercial buildings.
